Intelligent City breaks ground with modernistic prefabricated timber design

With a focus on designing, engineering, and producing prefabricated mass timber building systems for mid- to high-rise urban housing, Intelligent City, a Vancouver-based company, is happy to announce the official start of construction on a nine-story mass timber residential building in Toronto’s west-end neighborhood.

This skyscraper, which will rise to 230 Royal York Drive, will hold the title of tallest mass timber residential construction in the city until it is surpassed by other projects that are now in the works. There will be two replacement rental dwelling rooms and 58 market-rate rental units in this part of the city, providing long-term and reasonably priced renting possibilities. Windmill Developments and Leader Lane Developments are the project’s developers, and Oben Build, Lang Wilson Practice in Architecture Culture Inc. (LWPAC), and Moses Structural Engineers are its partners.

Intelligent-mass-timber

Over four months, Intelligent City’s manufacturing factory in Delta, British Columbia, will construct the building’s main structure and envelope. The company processes and assembles building parts on the production line using modern automation, such as industrial robots and artificial intelligence (AI), which propels innovation in industrialized construction activities. This development demonstrates how modular construction and sustainable materials may revolutionize the housing industry. Construction time can be reduced by three to four months by shifting work from on-site to off-site.

“New construction practices like this shorten the time to build housing and reduce the impact of construction on neighbors,” explains Councillor Amber Morley, who represents Ward 3, Etobicoke Lakeshore. He continues, “This means our residents will be able to move in sooner to much-needed rental units that are within walking distance of transit. The sustainable, mass timber development at 230 Royal York Drive reflects a commitment to reducing carbon emissions and expanding environmentally responsible housing options. I’m encouraged to see developers embracing green building practices and working toward a more sustainable future for Toronto.”
