Mass-Timber project now in Nashville’s Music Row

Turner Construction Company’s (Turner) Nashville office recently completed the structural portion of 1030 Music Row, a 126,000-sq.ft. boutique office building constructed with mass timber framing and panels. Located in Nashville’s historic Music Row neighborhood, the building is a first of its kind.

Panattoni’s mass timber boutique office is building on Music Row. Hayne Hamilton, senior development manager for Panattoni Development Co said that they wanted to stay in Music Row, however there was no A class office in the space. Previously, Sony and Universal music has left Music Row. The neighbours have never wanted them to leave.

The neighbours have initially opposed the project but later they have accepted the idea. It is also the second large-scale mass timber project in Nashville following completion of AJ Capital Partners’ Nashville Warehouse Co. office in August 2021. John Dotson, founder of the Nashville Music Row has hopes about the building. Panattoni’s modification has made seven-story structure to a five story one. That has helped to ease out the tensions that were building.

He also said that he is hopeful Sony and the Universal music will return to the street in no time. Hamilton also stated that old residents are replacing old building hundreds of old buildings with modern office spaces.

The budget of the project is $60 million. The 122000 sq projects began in September, 2020. The project topped in September 2021. The plan of occupancy is from Feb 28. The project will be finished within the budget.

The building will be a 50/50 split between music and non music related tenants. According to Hamilton’s calculations the space will be 100% occupied within 6 months of completion.

The architect Curtis Lesh of Tuck-Hinton Architecture & Design, Nashville said ‘The big benefit is that it keeps music growing, relevant and vibrant and keeps the tenants that want to stay on Music Row on Music Row.’ Now that Warner Brothers Records is also expanding their is very good potential of the building once the project is completed. 

Curtis Lesh has further stated ‘The timber space, which produces a pleasing acoustic quality, is also expected to accommodate music-related companies … that have sensitivity to acoustics and acoustic privacy’.

The project has begun in the initial stage of design work from last December. Rob Binford, senior project manager for the Turner Construction said that their planning included coordinating, mechanical, electrical, plumbing and the curtain wall enclosure through building the informational building. 10000 sq ft of DLT floor and 4000sq ft of cross-laminated timber elevator wall panels. There are 33 in deep glulam beams that span 30 ft.
